Can I update photos or property information after launch?

Yes. All plans include the possibility of updating the information. However, the process may take between 1–2 business days. You must contact us directly in order for the changes to be made.

What types of properties do you work with? Do you only handle luxury properties?

If your property is unique, we adapt.
Urbalia reserves the right to decline promoting a property at its discretion. In such case, 100% of the payment will be refunded.

Do you offer professional photography services?

Yes, we collaborate with photographers specialized in real estate. Included only in the URBLACK and Express plans.

HDR photography for bright, well-balanced interiors.
Drone footage for aerial views, ideal for homes with gardens or views.
Professional editing to highlight key details.

What happens if I do not sell my property within the expected timeframe?

At Urbalia, we do not guarantee a direct sale, as factors such as market conditions, property pricing, and negotiations are beyond our control. However, we do guarantee:

Maximum visibility optimization: We position your property in front of the most qualified buyers.
Dynamic strategies: If results are not as expected, we adjust campaigns at no additional cost (Premium/Business Plans).
Full transparency: You will receive detailed reports on traffic, leads, and engagement so you can make informed decisions.

Our goal is for your property to achieve the greatest possible exposure and attract genuine interest.

Can you integrate my website with portals such as Metrocuadrado or Fincaraíz?

Yes. Under the URBLACK Plan, we automatically synchronize your listings and publish your property on Metrocuadrado and Fincaraíz.

Can I cancel the service if I am not satisfied?

We refund 50% of the deposit if you cancel within the first 3 business days. Please note: you must contact us directly in order to process the refund.
After launch: Refunds are not available, but we will work at no additional cost to improve results (conditions apply).

Do you offer discounts for multiple properties?

Yes, we may offer special discounts for clients with multiple properties, but these are assessed on a case-by-case basis. We do not have a pre-established plan, so you must request it explicitly at the time of quoting.

General conditions:
Discounts are valid only for full packages (website + campaigns).
They do not apply to updates or additional services.
They require a minimum 3-month commitment.

Example: A developer with 5 properties could receive an 8–12% discount depending on volume.

How do you protect my property data and the information of potential buyers?

At Urbalia, we prioritize security and transparency through the following measures:

SSL encryption for all exchanged data.
Confidentiality agreements with our team and providers.
Optional concealment of the exact location, showing only an approximate area on maps.

Additionally:
We implement a strict client verification process, reviewing the source of funds against regulatory platforms.
If a prospect does not meet our standards of transparency or regulatory compliance, we reserve the right to reject or discontinue the service.

The integrity of our ecosystem is non-negotiable.

Can you manage the entire sales process, including negotiation with buyers?

Yes, we handle the entire sales process from beginning to end. At Urbalia, we do not only attract qualified buyers; we also guide you step by step all the way to closing:

Strategic pricing advisory to maximize your ROI.
Screening and pre-qualification of serious buyers.
Professional negotiation management, including counteroffers.
Preparation of documentation and legal checklist.
Support through final signature.

Conditions:

Commission of 3.5% in rural areas and 5% in urban areas, based on the sale value.
